1.Project Planning:

As the project is deemed viable a concept development for the property is carried out. For food outlets both food and beverage concepts are developed. For the Hotel and resort project the feasibility of various tourism models is looked into and the same are planned in concept development. This concept development forms the basis of and also leads to marketing strategies for the property.
Based on the facilities offered, number of covers, number of keys, market pricing, estimated footfalls and occupancy along with an estimated figure of expenses a detailed report or assessment of the property for a minimum period of 3 years is prepared.
When building a service centric business such as a Hotel, a resort or a restaurant, it becomes essential that the building and facilities be planned from an operational point of view. Here the team at P&I uses their years of experience to help guide the architectural team so that they may make a more informed decision regarding designs and area allocation.
Each area of the property is then planned out with requirements ranging from functionality of the area to equipmentneeded to ensure the operational success of the property.
2.Project Execution:
These are estimated lists of all equipment and items needed to be purchased for the efficient operations for the respective departments of the property.
Technical specifications are created where required to ensure a standardised and accurate delivery from the vendors.
A detailed schedule for execution ofthe project and delivery of equipment and other items required are worked out keeping in mind the various stages of completion of the project.
Manpower is first worked out for each area and department of the property and with this assessment in mind actual manpower recruitment is initiated as per a recruitment schedule to bring in the best manpower at the most affordable salary structures.
We provide assistance where required in selection of vendors for various components of the properties operation. We have a list of recommended vendors who are reliable in the quality and price offered.
We provide basic SOP’s for the property and work closely with the senior staff and the ownership to develop more targeted SOP’s based on the vision for the establishment.
Human resource Training and Development form the most important aspects of any service centric business. We provide this training by first developing a training schedule for the staff and then providing training sessions to the staff based on their area of expertise and operation.
Branding allows for a new property to jumpstart their business. A brand brings with it not only its standards and reputation, but also guests that prefer the brand. We have tie-ups with almost all reputed national and international brands and can facilitate the process of the property branding with the selected brand provided the minimum brand expectations are being met.
Assistance is rendered in developing the menus of various outlets as per their theme or concept developed and a comprehensive look at the market and competition present. Menu engineering of the menu so prepared can be undertaken if required.
3.Additional Services:
We have tie-ups with experienced architectural teams that specialize in hotels and can provide architectural support for the project if required.
There are dedicated interiors development teams available to address to any interiors support required for the project, this can also include theme based development as required.
PMC in modern project development plays a crucial role in ensuring that all aspects of the project proceed on the timeline as decided. PMC also enables all the involved contractors and Vendors to be managed centrally to avoid overlaps and confusions leading to significant cost and time saving.
This is the most technical aspect of building any project site and guidance for the same is required in a technical capacity. The MEPF team provides inputs crucial to reducing wastage and ensuring a smooth operational capability in the future. The MEPF team works closely with the architect and the building contractors ensuring the planned and systematic implementation during construction and finishing while keeping safety and future load on the building concerned in mind.
4.Post-Operative Services:
Assessment of staff capabilities and analysing performance in conjunction with the owners to enable the best possible staff to be retained, assessing the training needs if required, suggesting remedial action which is most appropriate.
A management review is a constructive way for the management team of the property to be evaluated for establishing short-term and medium-term goals for their departments. A management review also takes into account the financial performance of various departments and suggest remedial action where required.
